What you will do

• Review the project scope of work
• Obtaining bids from local subs and GCs for each project and review and report to Construction Project Manager for approval
• Supervise local subs / GC and CH staff (if applicable) on site and coordinate and maintain the site schedule
• Assign and explain tasks to the project team and subcontractors.
• Schedule and finalize required inspections / approvals
• Communicate with client and the local GC (client’s local GC)
• Provide daily report on all the activities on site
• Issue RFMs for missing items and order all construction materials needed for projects.
• Performs other duties as required.

Specific Responsibilities

• Identify damaged/ missing items, order material
• Fire sprinkler crossovers, fire bell - (NEEDS TO BE COMPLETED WITHIN 30 DAYS OF DELIVERY)
• Fire sprinkler inspection / hydro test
• Remove scaffolding
• Height survey verification letter
• Garage door/ garage door opener
• Drywall, patch, tape, float, prep for paint
• Wood flooring, stair tread, stair riser, stair nose
• Floor tile
• Countertops
• Tile backsplash
• Baseboards, door casing
• Patch, prime, paint
• Wood burning stove, fireplace
• Sliding door guides, pocket door guides, bi-fold doors
• Shower glass, mirrors
• Ikea: end panels, fridge enclosure, toe kick, wall cabinets, shelves, closet rods, pulls, misc.
• Appliance install - washer/dryer, refrigerator, oven, cooktop, range, microwave, wine refrigerator.
• Light fixtures, ceiling fans, bulbs
• Fire sprinkler trims
• Towel bars, door stops, door hardware, handrail, handrail brackets, handrail paint/stain
• Window screens, door screens
• Verify/ program Nest smoke detectors
• Verify/ program pico remotes
• House numbers, mailbox, doorbell
• Verify owner-built egress requirements met (decks, gates, stairs)
• House cleaning

Coordination Activities

• Coordinate all required final inspections with owner:
• Electrical main service panel inspection/ meter release
• HERS testing
• Green inspection
• Fire sprinkler final inspection
• Grading final inspection
• Public works/ county water district inspection
• LID sign-off
• Final building inspection/ gas meter release

What you will bring

• Valid driver's license.
• Minimum 5 years Superintendent experience in residential construction.
• Sound knowledge of safety standards and procedures.
